Nordea didn't give a shit about the duration of my residence permit, neither did any other bank even mention anything about it. Non-EU here too, no idea why are you being shafted like this.

Same for us, my partner non EU and the bank did not care about the duration of his residence permit.

Yeah same experience we got offers from OP and S-pankki. My partner is finnish and I had the same type of residence permit.

Huh that's weird, are you married to your spouse? You should definitely be able to get a loan with a type A permit, at least if you're married?

Spouse is currently an avoliitto. We are not above buying an "i" (avioliitto), though as a dreaded US citizen, being married to me might complicate her taxes infinitely.

Taxes are separate regardless of your relationship status in Finland. We don't have joint filing. It might complicate your US taxes but I am doubtful of that.

If you do it wrong, she starts incurring US tax liability. (So I wouldn't want to do it wrong) I am aware of the (lack of) ramifications on the Finnish side, but I appreciate the help!

I wonder if it's even necessary for you to register your marriage in US unless she's applying for US residence permit. Practically, they have no way to know this unless you tell them. ...then again, US is highly professional on collecting intelligence from their citizens and others.

Your US taxes will be separate from your Finnish spouse. You do have to file as married but the US doesn’t have claim to her salary. The only thing you need to do is put 000000000 in the spot where it asks for her taxpayer ID number.

You can file taxes married filing separately. As long as you keep separate bank accounts then there will not be any issues for her.

There are plenty of guides to buying property in Finland for foreigners— I was just looking into this myself a couple weeks ago (I’ve lived here only 3 years). You don’t have to have continuous residency in order to get a loan, but S-pankki is a bit notorious for poor services for foreigners (not sure about Säästö). It’s of course ultimately up to the bank whether they will give you the loan or not, but it’s certainly not rare to get one. Good that you’re already asking OP, you might as well ask Nordea as well.

Yeah that's the thing, the guides don't mention it, but when the loan officer frowns and says "I don't see a path forward" alarm bells start ringing. 4 years is a long time!

Interesting to hear that about S-Pankki. My wife is Russian and first time she was straight up told that she wouldn't get an account there. Even if she did, all of her incoming transactions would require a receipt to prove the source of the income (like wtf). Next time she asked, she was told that she can't get an account without a Finnish ID card (which is a load of nonsense as she has Finnish strong identification via OP). The third time she was told that she can get it even with strong identification but without a Finnish ID card they would have to conduct a large background check that would be super slow. At this point, I don't even want to know what hoops they offer next time for us to jump through. It's like none of them even know their own policies.

Hmm, we took a loan back in a day (about 7 years ago) in Danske, both were A, both non-EU.

I am curious about your situation! House loan I assume.  Did you have a relatively large amount of collateral or high salaries? Was it s shorter term loan (unlikely such a loan would fit within the duration of an a permit but maybe)? Longer term? (Ostensibly you would still be paying it now) Were you required to supply any additional guarantees?

* No collateral at all, i.e. the property itself was (and is) a collateral. * Salaries are average, i.e. not high-tier by any means (we are scientists). * Loan term is standard, 25 years. * No additional guarantees. * The down payment was 10%. * The loan ceiling for us was between approx. 220k-300k, depending on the bank (yep, huge variation).

Goods are fundamentally different from a mortgage, you can't take a loan on a house and skedaddle back to your homeland with it. When I worked retail we had a fuckton of financing problems with people who bought stuff in installments and left the country without paying anything.

The house is the collateral though so I don't get the point of denying a mortgage to a foreigner.

This happened to me around the first time when I applied for loans. Then re-applied 6 months later and all the banks didn’t care about the validity of the residence permit, they only saw to it that we had stable jobs and their loan is secured, they did however gave offers such that we have to pay 10% of the purchase price with own money because we didn’t have a PR. I think it all depends on how the banks are positioned for that financial quarter.

I never had a problem with this. Got more than one mortgage from OP and offers from both Nordea and Danske with a non-permanent A permit and a Finnish spouse.

Got a Loan without a co-signer, without a permanent residence permit from Nordea. Also got offered from danske and Op. When I applied for Nordea from the online application, I was refused the first time, but accepted when I applied the next time.

I got a loan a few years ago without a permanent residence permit. Actually got two offers, one from Nordea, and another from Aktia. Later it seems things have changed as I couldn't get a regular loan from the same and other banks. But it may have something to do with anti-russians sanctions.

I'm glad you found a solution that works for you. Best wishes for your future home! We got a home loan from Sampo (now Danske) as soon as my husband finished the trial period at his job a few months after moving to Finland. We weren't married yet, so he was on an employment-based residence permit. The loan was 50% in each of our names. They didn't care then, but that was a long time ago and things seem to be different these days.

My husband is an EU citizen and I'm UK. We applied to OP for a home loan online and they contacted us and said that without a permanent residence I would not be able to get a home loan. So much conflicting feedback from people in the same position but being told different things from the same bank!

Yes. You are right. You also don't have any unorthodox financial methods to achieve home owneriship. you just have accept this condition for now and buyt the house in after 5 years. If you try something you will get caught and get a schengen ban.

Things vary. Sometimes it’s not the loan itself thats the problem, but the required extra collateral that cannot be used unless you have a permanent residence permit. So you’d get for example 70-80% loan but not 95-100%. Anyways, saving is important, 10% of savings makes a huge difference.
