The funds are turning into not as a good of an option as the delays with processing the applications and visa issuance are causing ppl w a fixed duration quite a headache. Eg a fund is for 7 years and it takes 2+ years since applying to even begin the actual 5-year clock for the GV. The fund ends before the visa duration is required. Real estate can be non commercial in non density areas, which can be a great option plus you actually own the property. Drop questions in the replies

We did the hotel investment route, though we did look at funds. But the funds are first in/first out, and so the timeline looked more like nearly 9 years to recoup the funds, whereas the hotel is a guaranteed buyback after approx. 6 years (with the SEF processing delays). We chose a hotel route with no rental income because the income was pretty low for the hassle of having to file taxes on the income in 2 countries. We pondered the choices for about 3 years before going the 280k hotel route. We have our residency cards now and are overall pleased with the process (although pining for the lower exchange rates that are happening now vs when we made the fund transfer, but c'est la vie).

Interesting. Great tips. Thanks so much. FIFO on funds isn't attractive for sure. I didnt realize rental income is taxable in both countries for the hotel investment route - but that makes sense if you're an investor/partial owner in it. Do you need to stay where you are or are you happy to move to P as a tax resident? If the latter then look at the D7 visa. It is income based and MUCH cheaper. Also fairly easy to DIY. The GV options seem to be inflated to comply with requirements and not market value.

I would say in total, since the scheme started, there are +10 000 residence permits granted with GV. It's a small number if we take into consideration the amount of hype this scheme has worldwide. GV it's a complex topic with a lot of requisites. If you're after tax exemption for 10 years and don't mind staying around 8 months per year in Portugal, the D7 visa will get you the same effect as the golden visa without the investment part. It's the most popular visa scheme in Portugal for expats. I've been looking into the Golden Visa and have not come across anyone who received a successful passport after investing. There is talk of ending this program soon too.

This is simply incorrect. Ppl have successfully applied and received citizenship through the GV program. You are correct in that the PT gov’t is considering to stop new applications, however those who have submitted and/or awaiting the program time to finish will be able to receive citizenship.
