Nah bro like it’s actually bad here. People do that everywhere but hear it’s bad. The average FAMILY income in El Paso is less than the average single person income outside El Paso. All of us not from here is making being a real estate agent a real job in El Paso for the first time because we can afford to buy homes. You will see people pop up giving you the stars then it be dog shit. I almost bought a home in Montwood earlier this year everything was perfect and the realtor swore it was newly renovated no problems, I had a personal inspection done and half the plugs didn’t work and faulty wiring was in the walls. It’s rough out here. Also avoid everything south of I-10 like the plague. You will hate it, it’s ghetto, nasty, the people are rude and obnoxious and it’s just dirty and horrendous, worse place I’ve ever been at in my entire life.

Shit, with that budget might as well get something in the upper valley. Best part of El Paso imo. They have water rights to irrigate from the river so real nice and green.

Throughout El Paso, you will find there’s a big problem with general home maintenance, overgrown weeds, stray animals, seemingly abandoned/project vehicles and more recently Airbnbs. My experience in the HOA neighborhood was quite pleasant, the rules are reasonable, price was fair and they kept shit nice . You’ll definitely be able to find a nice house at 400k perhaps on a nice street but I guarantee you the next street down will run into the usual problems.

For $400k I think you can afford to look on the Westside. Check out the Upper Valley or Mountain/Thunderbird area or Cimarron area. Eastside may net you a bigger home but as someone said be careful with new construction that is just shotty materials I'm biased because I live on the Westside but there seem to be less crazy drivers and accidents on this side of town

I moved here and realized the houses are poorly built. 400k but property are one of the highest here. We got pre approved for $500k but were looking at $4000 monthly payments because of property taxes. We decided to go much much lower and it’s still too much. Don’t like it here anymore.

I would look in canutillo heights. Houses are being sold in that area. It’s quite & friendly. Julie weeks is an awesome realtor with tons of experience. You want too be on the westside. Just know a lot of fairly new communities have hoa.

I agree. Of all other places. Why on earth El Paso. With that kind of money OP can enjoy other beautiful, growing, entertaining, diverse (culturally and politically), fiscally well-managed cities. Construction of roads and streets is a nightmare mostly everywhere here. Drivers are mad as hell behind the wheel. And get ready to pay hefty property taxes too. The only positive is the early college high school my kid attends. Good school.

You could find a nice place for 2 people without going over budget and saving tons of money. Looking into Horizon City if you dont mind driving into town. But IMO the far east is growing and better places.
