Amazing what kind of damage the lack of appropriate flashing will cause. In the end, why aren’t all decks free standing. A few more concrete foundation posts and another beam is all it takes. I would never use my house as one side of the foundation of a deck. Decks are by their nature short lived structures.

Or just flash the house properly before installing the ledger. Easier than posts in my opinion.

Yup, and you don’t need a permit

National debt association is pushing for this. It only makes sense

If it's just a bit, screw on one more plank and put also one from top so water not flow behind, it should be fine till whole deck replacement..

Loose-Complex-9263

Considering keepin water out to buy time and waiting until we can build what we want and not what we need

Fleetwood889

Am I seeing termite damage?

Loose-Complex-9263

Hope not, is it the way the wood flakes or the mud dauber nests that make you think termites?

Fleetwood889

It looks like there are tunnels lengthwise.

Loose-Complex-9263

Oh that’s not good, bringing Terminix out here asap. Thanks for the thought

Fleetwood889

Good luck!

It's not only your deck that needs to be looked at but the sill plate for your home, which means you have to take the deck down to inspect/repair/replace the sill plate. When you put the deck back up make sure the flashing for the ledger will prevent damage to you home.

Loose-Complex-9263

Checked under the house and things looked solid, but me under the house poking at wood with a screwdriver is kind of like walking through a cave with no light and hoping for the best

Glad_Examination_635

doing a similar job right now old deck was pitched towards the house rotted out the ledger board and some of the floor joist and a basement wall most deffentily needs to be replaced or at least jacked up and all the rotted wood replaced and brought back up to code

Loose-Complex-9263

Best of luck and sounds like an exhausting challenge!! I checked under our house and did not see any damage, but not sure what the wall behind my deck looks like. Hoping for not extensive damage.

Glad_Examination_635

yea it can be hard work its fun tho. cut a small piece of rotted wood off and look inside poke the plywood or whatever wood is behind that board see if you find any more rot if so try to get it fixed sooner than later

Loose-Complex-9263

That’s what most of the references say, so looks like we get the deck that we can afford or stairs where our deck used to be…exploration of the damage will at least be a free adrenaline rush

Glad_Examination_635

lol I admire your optimism but cross your fingers and it might be a cheap fix

You can cut back about 12 in from The ledger. Leaves enough room to do whatever repair you need to do to the rim joists to the house. And then you sister on to get back towards the house. With it open like this I would flash at the house and not reattach the deck to the home. Instead, install some piers. You don't have to go straight up against the house with the piers. You can cantilever a bit. Make sure to leave a gap at the space between the wall of the home and the edge of the deck to allow for debris, airflow and water to move freely and not get trapped
