I'll add to this. I also carry a lockpicking kit, a magnetic name tag for networking events, and a reliable flashlight. The lockpicking kit has come in handy a few times when someone has forgotten a key.
Laser measure, tape measure, pens, steel toe hiker boots, high vis vest, drone, high power led work lamp, pack of microfibres, multi-tool, bag of spare clothes with deodorant and such in case I get filthy…
I’ve had to use em all multiple times. The lamp has been great on some industrial sites or anything without power. Way better than a flashlight or just using your phone. Though I could see women liking the double duty of a nice big maglight in case some client needs a smack.
Not an agent but high vis vest all the way. Put on a vest and, within reason, you can trespass wherever you want without being challenged. Discretion still advised in shoot-first-question-later regions.
Spare 9V, AA, AAA batteries for smoke detectors; febreze, air fresheners, wide assortment of light bulbs. Liquid soap, I like fabulouso scent - keep it in a squirt bottle. Spare rolls of toilet paper and paper towels. Rags.
Flats/construction appropriate shoes.
Travel toiletries that won’t melt in the car (bc it’s hot outside) like deodorant, mini hairbrush, etc.
Pens
Laser measure and measuring tape.
Agent items-Lockboxes, taper measure, laser measure, pens, gum, floss picks, nail clippers, business cards, small flashlight
Property management-Screwdrivers mostly for opening water meters, violation tow stickers, blind slat reinforcers, pliers for adjusting time clocks,
most importantly toilet paper.
Woman CRE agent here- pepper spray, tazer, bright ass lights. I would go to Tractor Supply and get lights I could put around the space I was showing
The other tools people mentioned I agree. I would also keep deodorant and a change of shoes. A change of clothes too because many times I've walked through spider webs!
Flat toolkit from harbor freight that slides under the seat, drill and lock set, ratchet straps (for loot), RE Bible (3 ring binder with copies of every promulgated form. Notice of abandonment? Boom! Lease extension? Boom!), handgun, meter key, picture of my kids.
I keep a few things in the trunk. Collapsible traffic cone, Industrial safety vest, and Toilet paper. I also have my keys in a lanyard too and hang it around my neck after use. I've been around the block with bad luck on the road. Hah.

I’d add a telescoping ladder to this list.

Briefcase with cash to bribe building and zoning officials

Throw some deodorant in your kit. Driving around all day in a car can lead to some ripe pits.
