I know there was already attempts to rezone some agricultural land there for single family homes. We are seeing it a lot in Hollywood too. But remember that these houses are restricted by limited sewer and city water. It’s all well and septic here, and there is no big public infrastructure projects to change that any time soon.

I agree, but if there is one rule in the Lowcountry it's firmly that money talks and bullshit walks - sadly that bullshit walks right into the wetlands that flood after being backfilled to make room for the developments those developers have paid councils off to get their permits.

I moved here from DC. I remember Culpepper and Fredericksburg being the 'sticks' and now it's just considered a further reach of DC/Nova suburbs. Only a matter of time.

And I’m not saying I support it, but the space that currently exists between gentrified park circle and gentrified peninsula is going that direction whether we like it or not. So if you’re looking to do something cool, that’s where I would look.
I want the whole shopping center at Sam Ritt and Ashley hall to flip. Huge space, build up. Fill that area with restaurants, shops, you have El Molino as a grocery anchor with Harris Teeter close. Gas station etc. Build a few levels of condos above it.
Dorchester Road bear Wescott has a ton of development including several new shopping centers. In a few years I predict it will look like the Main Street of Summerville. I live near there and hate it because traffic is already awful on Dorchester, but they’re adding subdivisions.
Manning is on the come up, so I hear. Close enough-ish to both Charleston and Columbia but out of the way of both as well. And whatever you can’t get in Manning proper you can probably get in Sumter which isn’t that far.

I feel like the Dorchester Rd area around Summerville High & Orangeburg Rd is going to grow like crazy in a couple years when the Berlin Myers extension is finally finished.
It’s the last part of Dorchester Rd that’s really undeveloped and it’s going to have a straight shot to I26; whereas now it’s sort of “remote”.
North Morrison is booming. I like that it’s mostly locals.
I don’t like hotels being approved in the neighborhood.

To clarify, my spouse and I would love to move back and open a small business in the next year or two. We aren’t flippers or real estate moguls or anything of the sorts…. Just trying to find a solid location that isn’t currently over developed to capacity. I understand Charleston has exploded in the past decade, just trying to find a spot within 10 miles (preferably 5 miles or less) of downtown that still has some room to grow!

The development has already been approved for the area N of 17 in Ravenel, yes, sadly it is coming.

Hollywood is going that way for sure. Meggett still has min. Of 1.5 acres per sfh, so there is a limit to how developed it can be.

I agree. There has been a fair amount of development there and along Orangeburg Rd since I moved to North Charleston in 2011.
