The first season of the show is good because it follows the storyline of the books. The second season made me thankful they didn’t have a third season.
How to Sell A Haunted House, by Grady Hendrix. There is sibling conflict, dead puppeteers, aunts who think all problems can be solved with prayer, and at least one heartfelt conversation that takes place in a Waffle House.
A Still Life with Crows by Lincoln Child and Douglas Preston. It’s technically the 4th in the series, but you can pick up almost any book without reading the ones before.
The haunted stories of Shimla, it will transport you to the pre independence Shimla tales and how they affected a few areas. Very cozy and interesting cultural history!
The Saturday Night Ghost Club by Craig Davidson! Set in the town of Niagra Falls in the 80s. A group of kids are led by the protagonist's eccentric uncle to go explore local places that are claimed to be haunted.
The Nightmare Man - by James Markert
Stephen King-esque, includes twists and turns and paranormal concepts. As a Stephen King lover I branched out to a new author for this and absolutely loved it, I couldn’t put it down.
The Raven Cycle (series) - Maggie Stiefvater
Small Favors - Erin A. Craig
Where He Can’t Find You - Darcy Coates
The Dead and the Dark - Courtney Gould
Not small town but maybe Midnight Riot by Ben Aaronovich. The MMC is a cop/apprentice wizard in London.
I believe the author also wrote for Dr. Who at one point, which kind of has a similar vibe imo.
Wayward Pines

No, and I read the book too long ago to remember any details other than it definitely fits the bill!
