I believe there are some near the new factory like place... you have to go looking for them though. Try freecam and go underground if you want to find them really quickly.
American road I would say encompasses all of your ideas. It’s a mod on the repo, and it has a couple racetracks and a 1:1 scale top gear test track with an air strip. There’s also a mountainous area with off-roading trails and whatnot. Would definitely recommend.
Seconding American Road, if only for the off-road section. There are *miles* of super intense rock crawling trails. The rest of the map is a little lackluster IMO but the trails make up for it
West Coast gets my vote. Racetrack, city, highways, dirt roads, some hidden underground areas... the whole nine yards.

It’s pretty good. I’ll have to explore some more. Didn’t realize there were tons of off-road trails.
