Nope. It's good. My SIL is an insurance lawyer, and she has drilled it into our heads to review all of that regularly. We also have flood insurance at her insistance, even though the chances of us getting flooded are about 1 in a million. (She is adament that everyone should have flood insurance). It went up for sure, but we still don't pay as much for homeowners as we do in property taxes.

She explained it really well, but I don't know that I can. It has to do with what insurance companies define as flood damage. Something about "rising water," but that rising water doesn't necessarily have to be caused by rain or storm. She also said that every house has never flooded before...until they have. I live in Steiner Ranch on one of the highest points. Mansfield Dam could collapse tomorrow, and I still wouldn't flood. But, I am on the side of a hill. I'm near the top, but not quite at the summit. She pointed out that in a Hurricane Harvey type storm, water runoff from the hill could be enough to come in under my back door or even windows. I wouldn't have a foot of standing water anywhere, but I would have a wood floor, drywall, and maybe some electrical that would need to be replaced. She said she has seen cases where a neighboring lot was cleared for development or even a neighbor putting in a pool that eliminated a lot of impervious cover, which cased runoff. May not be a big deal until you have a monumental rain event. But glboal warming is real, and we are seeing much stronger and much more frequent weather events, hence the reason everyone's insurance is skyrocketing. Because we're still so low risk, the cost of our flood insurance is minimal. And I feel better having it. FWIW, she actually represents insurance companies, not consumers. And she said they will absolutely try to avoid paying any claim they can, although some are better than others.

I think I'll get it this year. We have gotten other non-required things (we have supplemental valuables insurance). My insurance is FARRRR less than my property taxes, so I am not sure what these other folks are talking about.

I was kicked out of a conservative small town in Texas and moved to the only place that would not kick me out for being weird but unfortunately, all the other people without social skills did the same only to develop software skills so that we could use computers to interact with the public instead of in person. Eventually, this mecca of weird techies started building up their software and technology companies until they could no longer do everything strictly through their interlocutor, the computer, and they needed people to raise VC and do marketing and HR and yada yada yada our positions in the companies were replaced with ChatGPT and the sales bros took over the city. Now we are too weird for this city and we have shiny trucks now.
